Can you take out a load-bearing wall?

Yes. It needs a structural engineer to size the beam and specify the padstones it bears onto, and it needs building regulations approval. We arrange the calculations, prop the structure properly while the opening is formed, install the steel to the specification and get it inspected. Taking out a load-bearing wall without those steps is one of the few genuinely dangerous shortcuts in building work.

How do I know if a wall is load-bearing?

It is not always obvious from inside the room. Walls that run at right angles to the floor joists, walls that sit above another wall on the floor below, and any wall carrying a beam or a purlin are the usual suspects, but the reliable answer comes from lifting a floorboard or looking in the loft. We check before quoting rather than guessing, because it changes the price and the programme completely.

Do you build garden and boundary walls?

Yes. Garden walls, retaining walls, piers and gate posts are regular work. The part that matters is underneath: a proper trench and foundation, the right mortar mix for the situation, and movement joints and coping detailed so the wall does not crack or let water in. A wall built straight onto the ground looks fine for two winters and then does not.

Can you match old brickwork on a repair?

Usually very closely. Kent has a lot of stock brick and older soft red brick, and we will source the nearest match available and use a mortar mix and joint profile that suits the original rather than a modern grey strip pointing that stands out. On repointing we always advise matching the existing mortar strength, because a hard cement mix on a soft old brick does real damage over time.

Do you do smaller building jobs?

Yes. Not everything is an extension. Forming an opening, rebuilding a chimney breast, replacing a lintel, laying a base for a garden room or repairing a section of wall are all normal jobs for us, and they get the same survey and fixed price as a bigger project.

Who arranges building control on structural work?

We do, as part of the job. Structural alterations need approval and inspection at the right stages, and having that paperwork in order matters when you come to sell the house. We build to what has been approved and book the inspections rather than leaving you to chase the council.
